Programming P32MX795F512L on a Fusion for pic32 v8 board

Trying to connect the mikroprog to the fusion board which has a RJ45 socket for the external debugger. (using 12v power to board) also using mikroC Pro IDE. Program is basic led_curtain example.
Have switched over the selector dip switch.
wired rj45 (going from top of board)
1 - NC
2- MCLR - 7 on 10pin ribbon
3 - VCC - 1 on 10pin ribbon
4 - GND -9 on 10pin ribbon
5 - PGD - 5 on 10pin ribbon
6 - PGC - 3 on 10pin ribbon
7 - NC
8 - NC

Get error device is not connected, continue anyway.
after several minutes (10+) get error WriteChip Burst Verify error!
followed by a Chip write, Memory programming FAILED ! Physical address: 0x1FC0_0000 Executive response: Unknown 0xFFFF


Have also tried loading the code via CodeGrip with no success.
Trying to get a tool chain to work cause I'm using someone else's code and board design in the future. So far finding this whole experience very frustrating.
Hopefully, I have stuffed something very basic up?
